Theory Design, the fastest-growing, high-end interior design firm in Southwest Florida, is working hand in hand with leading, full-service development company, Seagate Development Group, on the interior design of a nearly 5,500-square-foot estate home in Quail West Golf & Country Club.

The master designer on this newly sold estate home is Ruta Menaghlazi, Theory Design’s visionary leader and Vice President of Design. She is working closely with Interior Designer, Celeste Cornejo.

This soft modern private residence will include natural finishes and timeless details among four bedrooms plus a study, four full and two half baths, and a split three-and-a-half-car garage. The estate will also reflect the luxury and prestige of the community, while establishing its one-of-a-kind qualities via a Zen-like atmosphere, ample entertainment spaces and clean lines to complement its open-concept floor plan.

Peace and tranquility will encapsulate modernity from the onset – a geometric paver driveway, a bridge walkway flanked by water features, and modern columns at the entry walk. These elegant details will lead to a white façade with a light sand finish, black-framed windows, black garage doors, a black pivot-style entry door and wall-mounted aluminum LED lanterns – all below a dark charcoal flat-tile roof.

Inside, the foyer will begin European white oak flooring and take one directly into the living room with intimate and comfortable seating as well as a tiered cove ceiling with LED lighting. This welcoming space will sit between the study on one side and the family room on the other. The latter – along with the dining area, kitchen and master suite – will present a reverse soffit ceiling with LED cove lighting, mimicking the accent lighting on the slat media wall, along with a full view of the highly anticipated outdoor living area. The dining area off the family room will debut a wet bar with a brass-finished hanging shelf, while the adjacent chef’s kitchen will be equipped with a generously sized weathered-ash-colored island and perimeter white oak cabinetry, a slat wood hood feature, as well as top-of-the-line appliances, including two dishwashers, a 48-inch gas range, and a wall oven with microwave drawer. To add to these exquisite entertainment features, a wine display will be just off the kitchen and showcase a textured stone tile wall behind racking, along with recessed accent lighting. Near the kitchen for convenience, a combination pantry and utility room will accommodate a second refrigerator.

The owners wing will be right outside of the study and just off the one-and-a-half-car garage. It will start with dual walk-in closets that will proceed a luxurious master bath with black cabinetry, crystalline marble flooring, dual sinks, a deep soaking tub and a large, glass-enclosed walk-in shower. This modern and natural oasis will channel the outdoors with views to a privacy garden, featuring step pavers with grass, a textured stone water wall, a Theory-Design-signature Buddha sculpture and vined walls – capturing both lush landscaping and a nirvana-style space. Back inside, a morning bar will welcome homeowners into the master suite – complete with a sitting area to take in joyful silence.

This estate home will conclude with the grand, entertaining outdoor living area. The outdoor kitchen will offer an expansive island, a built-in gas grill with a textured tile-cladded hood and against a granite countertop, as well as an adjoining dining area for eight. Meanwhile, the covered lanai with a 65-inch ceiling fan will offer cozy seating by the see-thru fireplace with textured tile cladding – below a stained tongue-in-groove ceiling and just before a custom pool and spa with access to a pool bath. Furnishings will include a u-shaped sectional and table, a rectangular coffee table, an aluminum ottoman, as well as armless and lounge chairs.

“Celeste and I have thoughtfully taken into consideration every design detail, so that the entire home will feel livable, yet modern. Natural finishes and materials coupled with timeless details like slat wood walls and textured stone and tile will elevate the design esthectic,” Menaghlazi said.

This estate home is under construction and slated for completion in 2023. The exquisite interior design will be finalized shortly thereafter.
